Everything is bigger in Texas, right?  Well, the TechNique (technology application for real estate professionals) Conference held at the <a href="https://drafthouse.com/" target="_blank"><b><span style="color: blue;">Alamo Drafthouse Theater</span></b></a> in Austin, TX certainly made me a believer of that statement’s truth.  TechNique was a three-hour conference power-packed with tech resources to grow and manage your real estate practice.  Missed it?  Well, let me get you up to speed with my 6 application takeaways.   And, hopefully, there will be a <b>TechNique <i>2017</i></b> that you can personally attend.<br />

<span class="s1">For starters, I have heard of title insurance companies offering apps that apprise real estate professionals of their services - no big whoop.  Also, you may have a company or portal app that allows you to create property searches - nothing novel here.  But I was in awe of Michael Kelly's succinct review of </span><span style="color: #0000ee;"><b><u>First American Title Insurance Company's</u></b></span><span class="s1"><span style="color: blue;"><b><a href="http://www.firstam.com/title/myfirstam/real-estate-agents-and-brokers/" target="_blank"> </a></b></span></span><span style="color: blue;"><b><u>myFirstAm®</u></b></span> app’s feature that offers one-touch farm prospecting (with up to 9 farm areas) with mail merge and printing options.  <i>What the what!?</i>  You read that right.  There are not many apps that allow you to prospect your desired farm area but <span class="s1">First American’s </span>myFirstAm® can prospect and help set up your mailings - this is truly a noteworthy app.</div>

For example, if you have a listing (123 Main Street), you can access the details for the surrounding homeowners by touching the app's icons of their homes or drawing a polygon around the neighborhood.  Then, with a few taps you can merge the mail data into Avery labels or send the data to FA Print (First American's in-house printing service that prints and sends direct mail for real estate pros).  As a bonus, you can create and send CMA reports from the<span class="s1"> </span>myFirstAm® app, helping to consolidate your workflow to just one app.  And make no mistake, this First American's app does not ignore the basics like tracking title/escrow orders to see what is in the queue for your clients.  This app rates at <a href="https://play.google.com/store/apps/details?id=com.myfirstam.android&hl=en" target="_blank"><span style="color: blue;"><b>4.7 in the Google Play store</b></span></a> and <a href="https://itunes.apple.com/us/app/myfirstam/id541310683?mt=8" target="_blank"><b><span style="color: blue;">5 in the iTunes Store</span></b></a> (both on a 5-point scale) so you know I am not "pulling your chain" about its innovativeness.</div>

Have you ever noticed which Facebook posts you click on and which ones you skip?  You may find that you usually like, comment and reshare the ones with a funny, wise, or emotional spin, or those that feature people you know.<br />

What does that tell us as <span style="background-color: white; color: #6a6a6a; font-family: "arial" , sans-serif; font-size: x-small; font-weight: bold; line-height: 18.2px;">REALTORS</span><span style="background-color: white; color: #545454; font-family: "arial" , sans-serif; font-size: x-small; line-height: 18.2px;">®</span> using social media to grow our businesses?  That it is time to employ the <b><i>Social Media Golden Rule: Share with others as we would have them share with us</i></b>!  It is time out for posting (<i>cough... really spamming</i>) our social networks with random real estate articles and unattractive listing photos that truthfully we would not care about if we were not in real estate sales ourselves.  This is even more vital when you go the extra step to spend your hard-earned dollars on Facebook, Instagram, and other social media ads.<br />

Creating a Facebook Ad (or Instagram Ad since it can all be done from the Facebook Power Editor - <i>yes!</i>) is like creating a work of art; and, executing that ad is a science.  For some quick tips that can help you get over 4 of the most common hurdles to running successful Facebook Ads, both in the creation stage and in the execution phase, check out the infographic below.<br />

Yet over 90% of home buyers start their search online. Does anyone else see the problem with these numbers? They do not add up. <br />

I am all for referrals and repeat business (which means your website does not have to crush it) but what if you could connect better and more frequently with where home buyers actually are?  The numbers do not lie: Home buyers and sellers are online so it may be easier to get them to your website than your office.<br />

Since over 70% of adults online use Facebook and Facebook ads can target whomever you want for as little as $1 a day, it would be a flagrant foul to not use Facebook ads to drive traffic to your website. You can target Facebook ads based on your hobbies, alma mater, farm areas, client careers, client employers, Facebook users likely to buy a home soon, Facebook users searching about home remodeling (because they may want to sell), and anything else that suits your fancy.  More importantly, ads are not limited to your Friends' list but can connect you with people all across the world whom use Facebook and just may be moving to your town in the near future.<br />

If you have ever been on Facebook, then you know that most people over-share about their lives. Facebook tracks that information (<i>I know this is too much like Samaritan in Person of Interest</i>) and makes it available for marketers to sort through.  It is there and someone will use this data even if it is not you. Why not use it while they are selling it so cheaply at a minimum of $1 a day? This really is a no-brainer! Watch how easy it is:<br />
